Six condos sold in Ormond By The Sea, Florida during September, 2011 through the Daytona Beach Area Association of Realtors® Multiple Listing Service (MLS), one of which involved a lender as a short sale or foreclosure.
There are also 16 condos under contract pending sales closing and 8 of those involve a lender.
The six sales is higher than the 2010 monthly average of 5.5 sales and one less than the September 2010 total of 7 sales. The six sales also compares favorably to the number of sales in recent years. There were six Ormond By The Sea condos sold in September 2005 and 5 or fewer in every September since 2006.

There are many reasons why there are wide variations in sales prices within the same condo building. Some of the factors include:
1. Condo units on the first floor are always more difficult to sell and usually command a lower price. Everybody wants a better view and more security.
2. The condition of the unit is important especially if there have been updates and if hurricane shutters have been added.
3. End units and those that directly face the ocean usually bring a higher price.
4. Bank owned units are generally less desirable and bring lower prices.

There are also 9 condos under contract pending sales closing. With an inventory of 127 Ormond By The Sea condos for sale if we continued to sell eleven each month and no new condos came on the market it would take almost 12 months to sell off the inventory. As of January 31, 2012 we have 56 Ormond By The Sea Florida condos for sale through the Daytona Beach Area Realtors® Multiple Listing Service (MLS). There are 41 priced under $200,000 and 5 of those are under $100,000. Additionally, there are 14 condos under contract pending closing of which 6 involve the lender as a short sale or foreclosure. There are 4 of the 56 condos for sale involving a lender , either short sales or foreclosures.
Short sales or foreclosures continue to be almost half of the pending condos but less than 10% of the condos for sale indicating the banks are pricing their properties to sell while many owners are expecting to get more than the market will bear.
The inventory increased slightly as there were 53 Ormond By The Sea Florida condos actively for sale at the end of last month.

There are 89 Homes for Sale in Ormond By The Sea, Florida through the Daytona Beach Area Association of Realtors® Multiple Listing Service (MLS) as of January 31, 2012. An additional 48 homes are under contract awaiting closing. As has been the case in recent months, lenders are pricing their properties more aggressively to get quicker sales. Lenders are involved in 17 of the 89 homes for sale (19%) but 14, more than half (52%), of the 48 homes under contract. Asking prices for Ormond By The Sea homes currently for sale range from $69,000 to $1,995,000.
The inventory of Ormond By The Sea Florida homes for sale has stabilized and that is a good indicator that the market may be getting back to a being more balanced between buyers and sellers. There are investors waiting for the lower priced homes to come available and if they come on the market at a reasonable price they will be sold quickly.
