DIRECTIONS TO OCEAN VIEW CONDOMINIUM RENTAL GROUP, INC. in Ormond By The Sea Florida


FROM DAYTONA INTERNATIONAL AIRPORT

When leaving Daytona Airport at the Volusia Mall, go right onto Route 92 East, which is International Speedway Blvd. for 4.6 miles to the bridge and go over the bridge. Continue to route A1A (So. Atlantic Ave.). Turn left onto A1A Continue North on A1A for 7.9 miles. As you cross the intersection of Granada Blvd. (State Road 40) in Ormond Beach Atlantic Ave. becomes Ocean Shore Blvd. 1350A Ocean Shore Blvd. will be on the left hand side of the street just before the ABC liquor Store, in House of Donuts Plaza about 3 miles north of Granada Blvd.

FROM ROUTE 95 SOUTH             Ocean View Condominium Rental Group in Ormond By The Sea Florida

Approximately an hour south of Jacksonville, FL take exit 284, Flagler Beach, State Rd. 100. At the end of the exit ramp go left which is Route 100 East. Follow Route 100 East over the bridge to State Road A1A which is at the ocean. Go right on S.R. A1A (South).  About fifteen miles South on A1A, the road curves and there will be buildings on the Ocean side of the road. Look for our office at 1350 Ocean Shore Blvd. in Ormond By The Sea, after the ABC Liquor store, in House of Donuts’ Plaza on the right side of the road.

FROM ORLANDO and SOUTH FLORIDA

Take US Interstate 4 East to 95 North to the Ormond Beach exit 268(State Road 40).  Proceed East on 40 (Granada Blvd.) over the bridge to State Road A1A. Go left (North) on Route A1A (Ocean Shore Blvd.) approximately 3 miles. 1350A Ocean Shore Blvd. Ocean View will be on your left just before the ABC liquor store in House of Donuts Plaza.

Ormond By The Sea, Florida Condos Sold in September, 2011

Six condos sold in Ormond By The Sea, Florida during September, 2011 through the Daytona Beach Area Association of Realtors® Multiple Listing Service (MLS), one of which involved a lender as a short sale or foreclosure.  
There are also 16 condos under contract pending sales closing and 8 of those involve a lender.
The six sales is higher than the 2010 monthly average of 5.5 sales and one less than the September 2010 total of 7 sales. The six sales also compares favorably to the number of sales in recent years.  There were six Ormond By The Sea condos sold in September 2005 and 5 or fewer in every September since 2006.

 * these sales involved a lender as a short sale or foreclosure.

There are many reasons why there are wide variations in sales prices within the same condo building.  Some of the factors include:
1. Condo units on the first floor are always more difficult to sell and usually command a lower price.  Everybody wants a better view and more security.
2. The condition of the unit is important especially if there have been updates and if hurricane shutters have been added. 
3. End units and those that directly face the ocean usually bring a higher price.
4. Bank owned units are generally less desirable and bring lower prices.
